The tenant(s) must pass the agent's referencing to be eligible to use the product.
At a minimum this check must cover:
- County Court Judgement (CCJ) Search
- Bankruptcy and Insolvency Data
- Residency and Address Confirmation
- ID verification checks
- Affordability check* (this is per tenancy, so household income will be accepted on a joint tenancy)
If the tenant does not pass the above checks, then we would ask for the tenant to have a UK based guarantor.
*Affordability means the household income must be no less than 30x the PCM rental value i.e. £400 PCM rent means an income of at least £12,000 per annum
